We submit proposals to owners of old buildings recommending them to sell their properties in a joint action and to amalgamate with neighboring premises to enhance their values; eventually to market and to sell to developers at the best price possible. We accept also invitation to organize the action by group of owners who initiated the acquisition. Our Target Properties includes as follows.

我們向舊樓業主建議集合業權合併出售, 待機併購毗鄰物業以增加本身之價值;然後以市場最好價錢出售予發展商。而某項目之部份業主對本身物業座落之地皮有任何合併計劃,我們亦可以協助其行動,我們的物業目標大致分為以下2大類。

 

General Properties

一般物業

These properties are mainly old buildings in the urban areas with the following characteristics:

這些物業一般為舊樓及座落於市區並擁有下列特徵:

  1. Buildings almost 40 years old or above and are of substandard conditions; 樓齡超過40年及樓宇失修
  2. Lies within zoning of Residential, Commercial, and/ or Industrial; 座落地段通常規劃為住宅,商業及/或工業
  3. Potential to merge with neighbor premises to enlarge the sites; 有機會合併毗鄰地皮發展
  4. Existing plot ratio is not fully utilized; 本身地積比率未有用盡

 

Cooperative Societies

公務員合作社

There are almost 240 cooperative societies in the urban area aged over 40 years. Most of them lie in the prestigious neighborhoods. They have the following characteristics:

全港市區現時擁有超過240個公務員合作社均逾40年樓齡。多數座落於環境極好之地點。

  1. Flats are individually owned; 樓宇單位業權分散
  2. Existing plot ratio is almost fully utilized according to the Government Lease; 根據現有地契限制,地積比率一般已用盡
  3. Land modification and premium are usually required in case of redevelopment; 重建時一般需要補地價
  4. Removal of the none alienation clause with a fee is mandatory; 還須要向政府繳款以解除限制自由買賣

 

 

 

To increase the marketability and the chance of successful sale to the developers, it is necessary to gather a required amount of ownership for the joint sale (not less than >90% ownership for 40 years+ old buildings; and not less than >80% for 50 years+ old buildings). Mediation and negotiation with the owners who were not willing to sell this properties in the initial stage are our major tasks. In marketing the properties for sale, we will adopt the following methods:- through private treaties, auctions and tenders.

我們需要集合一定數量之業權(40年或以上樓齡最少需要90%業權;50年或以上樓齡最少需要80%業權),才能提高集體出售業權予發展商的機會。一般情況下,我們需要遊說起初不願出售之的業主,加入集體出售之行列。在推銷予發展商時,我們可採以下方法 分別為私人協議,公開拍賣,及招標。

 

Private Treaties

私人協議

This is the most commonly adopted method. The sale and the conditions thereto will be negotiated between and subsequently agreed by both parties, i.e. the vendor and the purchase, through us, the agent. We will adopt a fair and reasonable approach plus our professional knowledge in conducting the negotiation. We market the properties to selected developers via private treaties and negotiations will be conducted among the owners, the developers and us. Our role is to provide a transparent channel for the owners to express their requirements to the prospective developers and to meet the developers' needs in return.

通常這種方式最普遍。買賣條件只有買賣雙方透過地產代理(即我們)進行磋商。我們會以公平及公正的態度加上專業意見來進行。

 

The merit of this method is that the it provides the highest degree of privacy as the terms and conditions of the sale are only known among the parties concerned.

這種協商方法的好處是,第三者很難得知買賣條件或內容,私隱度頗高。

 

Auctions

拍賣

Before auction, we will highly promote the property to the market through media, direct mailing, and so forth. The merit of the method is the transparency of the sale. However, the success or otherwise of the sale will also be publicly known. Usually pre auction marketing will be conducted publicly and the property will have extensive exposures. At the auction, the public will have full knowledge of the response of the market.

在拍賣前,我們會公開大力推銷物業。在拍賣時,公眾會了解市場對物業拍賣之反應及結果 不論成功出售與否。

 

Tenders

招標

This method of sale is similar to auction in terms of marketing, but tenders submitted will be handled privately. This will ensure a high degree of privacy as third parties are not easy to learn the result of the tenders.

招標的市場推廣跟拍賣大同小異,但截標時是保密進行。外間無從得知市場反應及結果。
